Major Commercial Real Estate Projects to Watch in 2018 by Willis Allen Real Estate

By now, you’re probably used to the sight of construction cranes around town (2016 saw a near-record high of construction), and that won’t be changing anytime soon. Residential projects, including affordable housing, are the most common developments, with mixed-use gaining ground as office space demand grows, as well. Several new building projects will be transforming the San Diego County topography in the near future. Here’s a look at what’s taking shape in 2018.

Project: The Metro
Description: “The first large-scale, luxury, transit-oriented development of its kind in the Inland Empire,” according to developer. It’s a mixed-use project in final commercial stage of completion (apartment portion opened in 2016).
Location: Corona
Developer/Designer: Wermers Properties with Watermarke Properties
Status: Projected final completion throughout 2018

Project: Pacific Vista Commerce Center
Description: $67 million state-of-the-art logistics/distribution center
Location: Carlsbad
Developer/Designer: Ryan Companies US, Inc. with McLaughlin Industrial Partners
Status: Projected completion summer 2018

Project: AMP&RSAND
Description: Mostly-finished office project and reconstruction of former San Diego Union-Tribune building, called “a modern workspace for a modern workforce” by developer
Location: Mission Valley
Developer/Designer: The Casey Brown Co.
Status: Projected final completion throughout 2018

Project: Create office development
Description: “Modern reimagining of the industrial workspace” says developer
Location: Carlsbad
Developer/Designer: RAF Pacifica Group
Status: Projected completion in 2018

Project: Broadway Block
Description: 617-unit apartment complex
Location: Downtown, Seventh Avenue & Broadway
Developer/Designer: Bosa Development with Joseph Wong Design Associates
Status: Projected completion expected in 2019

Project: Millenia
Description: Among largest office projects in the West, expected to turn the City of Chula Vista into the employment center of South County
Location: Eastern Chula Vista
Developer/Designer: Chestnut Properties
Status: Projected start Sept. 2018

Project: Father Joe’s Villages affordable housing high-rise
Description: $145 million, 16-story residential development includes 270 units that are reserved for chronically homeless individuals, while the remaining units will go to formerly homeless veterans, families, and other individuals
Location: East Village
Developer/Designer: Chelsea Investment Corporation with Joseph Wong Design Associates
Status: Projected start 2019

Project: Park & Market
Description: Mixed-use development: in addition to a 426-unit residential tower with 85 affordable residences, the $275 million project (part of the largest development in downtown/ Ballpark Village, a master-planned community) includes a 66,000-square-foot office building to house a satellite campus for the University of California San Diego Extension, called the “Innovative Cultural and Education Hub.”
Location: East Village, five blocks from Petco Park
Developer/Designer: Holland Partners with Carrier Johnson + CULTURE
Status: Scheduled for completion 2021

Project: Two proposals for existing SDSU stadium site
Description: SDSU West proposal, featuring a walkable campus environment with housing, classrooms, a research park, hotels, retail, and a stadium, this project includes 90 acres of public open space and a river park. The SoccerCity proposal, a 23,500-seat professional soccer stadium, housing units, two hotels, about 3.1 million square feet of office and retail space, and 60 acres of parkland.
Location: Mission Valley
Developer/Designer: SDSU versus FS Investors
Status: Proposals on the November ballot
